I enjoyed Bob Norton’s teleseminar, it made a lot of sense, and despite the fact that I am a seasoned real estate veteran, I was surprised that he said the appraiser is letting things slide that need work. That is very uncharacteristic of FHA. Now if we all write our editors and get the stupid 90 day rule eliminated. We investors are keeping the economy going, in Re-habbing my last 4 deals I spent over 100K in Home depot and Lowes, and turned vacant reo’s into palaces. and improved the neighborhood and the tax base. We should all truly petition FHA who are punishing the buyer, investor, manufacturer of home products with this rule that just doesnt make any sense?
Well, that goes to show me. I should investigate first & form opinions later! I’m downloading the call right now. Will give you my take on it later! Thank You and Merry Christmas! _Charlie_

Hold on there Efrain, Bob Norton didn’t say his only “comfort zone” was FHA, he is using it as one of his R.E. tactics called Whole-Tailing to end buyers.
He does use Private Lenders! How do you think he buys these REO’s from the Banks? He has to close on them before he can “Pre-Hab” and sell in 90 Days.
Wow, Bob Norton really made a diamond out of Detroit investing. It’s a super smart way to get houses occupied quickly w/out the hassles of spending countless hours and money on a full blown rehab. Get money in the bank the shortest way possible, w/the least amount of hassles. I am going to implement some of Bob’s strategies right away. I really love the yellow letter idea. Thanks for sharing such great stuff!

Yes I do use private money. Actually, I am a private lender, so I self fund my deals. It sounds like another call is in order in how to find private lenders. In the lean years, I would go to public records and simply look up who was funding deals. After a couple hours and some phone calls, I had 2 lenders who funded a couple dozen deals for me until I got bank financing.
