Hey JP, Ever since I have joined your website I have learned a lot of information. I’m a newbie in real estate wholesaleing still learning how the process works. Thank you for all of the valuable information you share with me. I do have one question tow If you would mind if I ask U. When first getting started is it best to build a list of investors first or start building a list of sellers first?
This was great, great advice. My problem has been being all over the place, a problem with not knowing where to focus my real estate investing efforts. I’ve known that I should focus and you guys confirmed it with the best example. THANK-YOU, JP!

Focus is the biggest problem I got. Trying to create a buyers list and going about it while the wife is interupting every thirty min about sometning, or the kids want time is very distracting. so the only way is to piss people off and tell them I busy until the task(s) done. The value of ‘hyperfocus’ cannot be overemphasized. It is arguably essential for highly productive outcomes. A complementary essential ingredient is, of course, the specialized knowledge [e.g., in-depth knowledge of at least one specific strategy] upon which to take such focussed action. It is in knowing ‘what’ must be done that imparts potential to consideration of the ‘when, with or by whom, and how’ to go about doing so.
With ‘hyperfocus’ being the fuel, may I propose ‘specialized knowledge’ under guidance of a plan [focussed by one’s driving purpose, as Bob alluded to] to be the rocket propelled thereby?

Ive spent alot of money on REI secrets, e books and, seminars, and Ive learned there is no secret. You guys are great you give the most informative and usefull info Ive seen in years. Im just getting started after realizing that all the books in the world cant teach what you just touched on, Just getting up and doing it and do with conviction and purpose. To think you give all that you do for free! You are a testiment to what the industry should be.
JP this is good teaching!!!! I cant say that I have really zeroed in and focused on the tasks that are critical to achieve break through in my investment business. However after listening to this short audio, my plan of action will be to focus on what needs to get done. Thanks fellas for the gems!

I never comment on sites like this, but I feel compelled to due to the content, and one recent comment.
I am a real estate investor, I buy homes with cash, fix them up, redesign them, and sell them at a profit. I have always wanted to do this even before it was the “hot item” on tv. 2years ago I got so pist off at seeing people making tons of cash at it while I was still stuck on stupid, not a single property done yet, after 5 years of buying books, videos, packages, and half hearted attempts. I got so pist, I called a friend and said “I’m done with this BS, I have no idea what I am gonna do but I will have a property in 30days no matter what, even if I loose everything I gotta do this so I have some peace”. Books, tapes, packages, none of it did squat for 5 years. I was so pist, I became obsessed, laser focused, that I would do this or die trying.
Now you gotta realize, at the time I was laid off for almost 6 months, I had about $500.00 in savings, credit so bad I couldnt get a loan for a pencil, and a family of 6 to support, not to mention my first wife dieing months earlier at 28, so I had no money, no credit, and no clarity of mind. I had nothing except determination.
Now for all you newbies, those books and tapes and videos have a lot of good info, but that is it, just info, it helped having that info but everything I did was learned thru drive and determination to get a home or loose everything (lol, which wasn’t much anymore).
On day 24 my friend and I were sitting in a title company closing office when he looked at me and said “no one could have ever imagined this was ever possible, you did it, and we all thought you were nuts”.
I bought a home, foreclosure, for 121K, 100% financed by a hard money lender I found and set up in that time, including all escrow funded, certefied funds, everything, not 1 cent out of my pocket. He also funded the rehab, because I was dead broke.
Now just about everything that could go wrong did go wrong. The bank agent tried to steal back the property at closing from us, refused funds due to verbage on the check with 30 minutes to dead line, we would have lost escrow. My funder said sometimes it happens, oh well. I said “hell no”. Determination: I called all banks starting with closest, got bank managers on the line, and finally found one who let us open an account, deposit our check we had, and write us a new cashiers check per the agents verbage. All this after 4pm, which everyone said no bank could do, but I refused to relent and one did and I got the home.
The rehab was budgeted at 24K, and went 50K over budget. That would have killed it, but I redesigned the rehab so all those extras needed would return a profit in a higher home value, I made a problem into a bennefit.
The city gave us some issues, so I went to the city and asked them to get involved, I made them close friends, and they helped me out. Problem after problem after problem, and one thing “determination”.
End of day, I sold that home for 254K in 5 days listing, after 74days holding time. If I gave up anywhere, anywhere in the process, I would never have gotten anywhere, done anything, made a cent, or lost it all. It was 10% knowledge, 5% networking, and 85% laser focused obsessed determination.
So all you dreamers, wanna be’s, newbies and nay sayers, fact is your number 1 obstacle in way of success is not money, credit, know how or who you know, it’s just you, yourself, in your own way. You can do what ever you want absolutly, easy it will not be, but I tell ya what, not only am I an investor who finally made his success in a home but I’m also the undefeatable investor. Anyone can win an ez game, its the tough won victories that are the sweetest memories.
So listen up to this JP guy, this is the only sight I have ever seen that gives the full real deal inside info, FOR FREE. Why he does it, I don’t know, maybe hes a bit loopy, who knows, and really who cares. And for all the dark cloud people who like to say smack, remember the 90/10 rule “90% of people want what 10% have, and 10% of people are willing to do what 90% will only complaine they don’t want to do”. If 9 out of 10 people say your nuts and it will never be done, can’t be done, your probably right on track for acomplishing something really awesome!
