I don't think that the current real estate market is very good for investing if you want to resell fast. 30-60 days might not be that easy to go for. I think you need to think long term now if you are going to invest in the real estate market. The fact is that the market is moving very slow now, but it is getting back on its feet.

What is a good interest rate for a jumbo FHA mortgage in CA?
I am working with two different mortgage brokers. One is telling me they can get me an interest rate of 5% (paying 1 point) for a jumbo ($625K) 30-year fixed FHA loan with 3.5% down.

The other lender is telling me that isn't possible and that a 5% interest rate on a jumbo FHA 30-year fixed mortgage does not exist.

Does anyone have experience getting such a loan recently and if so, can you share your rate?

The second lender is quoting around 5.4% with 1 point.

I remember a real estate agent we used who offered to thrown in Feng Shui services which would include detecting if anyone had died in the house.

Normally I wouldn’t comment on posts but I felt that I had to as your writing style is actually good.
Can the underwriter requires additional repairs and fixes, beyond that which FHA normally requires, because the home is a 90 flip?

Great question - and it only applies when your "C" buyer is FHA. Reason being, FHA can't control those things if they're not even involved in the transaction. They don't police all real estate transactions - just like the 90 day flipping rule this waiver applies to only applied to new FHA backed loans. Make sense?

First off, thanks for the great blog and a wealth of reviews and information. Secondly, thanks for this great summary. Which leads me to a third point -- does the 20% profit for investors restriction apply only if the "C" buyer is an FHA or otherwise government-financed? What about conventional (bank) financing (mortgage)? And cash buyers? Can Fannie Mae or Freddy Mac place the 20% profit restriction for 90 days onto the title/deed even for cash buyers? That's what some people on online forums (which are always correct, of course) have said is happening.
