You may remember a few weeks ago when I did an impromptu interview with Jack Bosch of Land Profit Formula.
At the time I was impressed to uncover a real estate investing niche that’s…

• Refreshingly unique,
• Unusually low risk,
• High leverage / high profit,
• And basically competition-less

Oh, and surprisingly one I’ve honestly never even heard of before.

Then you may also recall that like a big fat turkey, Jack “sold out” of his deal in only a few days, leaving more than a few out in the cold.

Aside: Nice Thanksgiving tie-in, eh?  And yes, it’s a retooled version of the Kramer turkey from Seinfeld

Update: So I just got an email from Jack last night that looks like he’s going to make a handful more copies available today (Tue. 11/24/08) around noon-ish or so.

And I just thought some folks might like to know about this.

He also mentions a special webinar he’s doing on how to outsource the whole shebang, which especially piques my interest.

If you missed the Jack Bosch boat last time, then you should take a minute to see what he’s what he’s got cooking.  Personally I think it’s pretty incredible…..and unlike many others, I don’t say that about just anything.

And right off the bat you should know that I’ve never, ever shared this with anyone publicly before — not till right now.

It’s an exclusive, private thing, and I’ll only have it around like this for a few days at best. Seriously.

No doubt about it, this is not going to be perfect for everyone.  But for some, it’s an incredible, once-only, “can’t miss” kind of thing.

Chances are, even if you recognize some of the faces involved, this is like nothing you’ve ever seen before.

I ran it by a friend last week, and he says I’m dumber than a bag of hammers to put this out there like this - especially at such a ridiculously low pricepoint.

You may or may not have seen his videos in the last few days. Personally, I have NOT seen them…until yesterday when I just caught one in the late afternoon.

The honest truth is I called Jack up first and foremost so that I could personally wrap my mind around his new “Land Profit Formula” deal without sitting through all the other videos.

But I ended up RECORDING IT FOR YOUR BENEFIT…as a service to anyone within earshot who may be considering a a buying decision tomorrow.

Here’s the list of questions I had for him:

• What do you like better about TAX DELINQUENT PROPERTY be it TAX LIENS, TAX DEEDS compared to other methods, like shorts sales, wholesaling, rehabbing, lease options, etc.?  What are the primary benefits in your opinion of this model specifically
• Is this a “soup to nuts” approach?  Do you just talk about how to acquire properties through these methods?  Or also specifically how you sell them quickly?
• How does your material compare to what else is out there?  What’s unique about it?  And specifically what sets it apart? what you see on TV infomercials?
• DO YOU NEED A LOT OF CAPITAL TO START?  GOOD CREDIT?  EXPERIENCE?  WHAT, IF ANY, PREREQUISITES WOULD YOU SUGGEST?
• How well does this work with a “Virtual Investing” or long-distance investing model?
• Have you really trained others on your methods before?  What can you honestly share of their success rates compared to yours?

Disclaimer: As of the time of this recording I’m NOT promoting him as an affiliate.   I’m not saying I never will.  In fact, I’m pretty darn sure I will, once I’ve seen the course myself.

NOT What You’re Probably Thinking…

When you hear “bird dogs” you might be thinking of your mailman or meter reader.  That’s not what this is about.

This is rapid, virtual and large scale. It’s an honest to goodness paint-by-numbers system.

I’m so impressed with it, I even made up a new word to describe it. 

Here’s a quick 2-minute video (complete with 2 beautiful little girls and a straw hat) to tell you about it…

But what Andy does is basically take the “old school” model of having people “bird dog” houses for you, and turns it on it’s ear — into a OUTSOURCED, AUTOMATED SYSTEM that can truly be executed by anyone…anywhere.

Good, good stuff.

Truth is, I don’t want to get all pitchy about it. You’ll be getting a blazillion emails about it I’m sure.

But I think you’ll really like what you see.  Andy is a true and dear friend of mine.  He’s the real deal and someone I trust implicitly.

For the moment it’s still relatively low key, but the masses are sure to start catching on soon enough.

If you want or need more leads and want to put a system into place to put the process largely on autopilot, then I suggest that you download and read the first 2 chapters of the VBDB for free.  It’ll give you a great idea of what it’s all about and whether or not it’s a good fit for you.

Virtual Bird Dog Blueprint (An Insider’s Review)

I’m always a little suspicious when I read something that seems a bit over the top.  And like most of us, my inbox has been just STUFFED for the last few days with emails from folks trying to get me interested in downloading this “Short Sale Manifesto 2.0” thing.

So far I’ve pretty much ignored it (Other than noting that the author, Josh Cantwell, is apparently ramping up to GIVE AWAY his full home study course tomorrow – Thu. 8/28).

But today, with a few minutes to spare while watching Kelsey (my 1 year old), I gave in.  Downloaded it, printed it off, and sat down with some Pretzels and Coke for about an hour.

My Findings…

I’m honestly (and surprisingly) impressed.

And I’ll tell you EXACTLY what impressed me the most.

But understand that I’m no noob to short sales.  I’ve been through a number of courses and even helped put one together on the topic.  I’ve done a handful of ‘em myself, and frankly expected a freebie like this to be kind of…well, fluffy.

But as I leafed through all 63 pages, I was unexpectedly struck by no fewer than 11 “aha!” moments.

I’ve got to mow the lawn, so I can’t write a novel here.  But I’ll quickly highlight 3 of them for you below just to give you an idea of why I was impressed.

But before I do, let me just say, I honestly feel I’d be doing you a disservice if I didn’t urge you to download this thing for yourself today.

Why today?

• First because I really liked it, and I think you’ll be surprised by a few “Aha” moments yourself.
• And secondly because he’s apparently taking it offline tomorrow at Noon when he opens the doors for his full course.
  .
  I didn’t realize this until today myself.  So my suggestion is to go ahead and snag it now – even if you’re short on reading time today – or you’ll just miss out.

It’s really very, very good.  Josh could have easily charged money for it.  But he didn’t, because frankly he wants to impress you with how much value he can give away for free.

That way, more people will feel confident in what he’s offering in his full course tomorrow. (Not a bad strategy, by the way)

So here’s a few of my “aha” moments from earlier today…

6 of 11) Short Sales and the FICO Score

This is one I’ve seen bantered about lately in the forums.  The question is…is a short sale, in fact, better for the seller’s credit, or not?

Wow!  This is something I’m honestly caught by in complete surprise.  And truth be told, I’ve mistakenly misinformed the sellers in the handful of short sale transactions I’ve been involved in up to now.

Live and learn.

7 of 11) Deficiency Judgments: Do Lenders Really Enforce Them?

After the statement above, Josh goes on to discuss two specific benefits that still exist for the homeowner in a short sale transaction:

1. They can be “financable” again sooner rather thanlater (in only 2 years versus 5 years according to current FNMA guidelines), and
2. The possibility of avoiding a deficiency judgment.

Now let’s chase that one down with this…

I had no idea deficiency judgments could be such a lucrative backend business for lenders.

And clearly if the investor can negotiate this part away as a part of the deal they’re constructing, it’s a big win for the homeowner.

10 of 11) The New Fangled “Option Contract” Method (Instead of Land Trusts)

This one surfaced a few months ago.  I remember having a private conference call with Cory Boatright and Shaun McCloskey about it, where we tried to wrap our minds around how it works and exactly what it accomplishes.

Well the whole method is laid out inside this thing, from start to finish.

And I have to say…I GET IT NOW.

I can’t lay out all 4 pages for you in this blog post.  But here’s a part of it that I was particularly struck by…

This is another “hot item” I’ve seen kicking around as of late.

And this is a VERY INTERESTING concept I’ve never considered before.

The Bottom Line…

I was hesitant to get on board with promoting Josh’s “Manifesto 2.0″ because, frankly, I was skeptical of whether or not it was of any real value.

It is.

And I think anyone in the business who’s involved in short sales (or is considering it) should download it before he takes of offline tomorrow.

Unless you’ve been hiding under a rock for the last couple of weeks, then you probably know Preston Ely’s re-releasing his Probate course this Wednesday 8/14 at Noon.

Now I’ve had a couple of folks email me asking for my honest opinion.

What’s interesting about this is that I have a rather unique perspective on this, because what most people don’t realize is that…

I actually played a part in making it.

I won’t go into all the details here - feel free to watch the short video clip to the right.  I recorded it a few weeks ago for Preston.

It’s a short bit while we were on vacation, sharing my part in the whole thing. And you get to see my two cutie red heads!  (See video to right)

But let’s just say when you listen to the audios, I’m the other voice you hear. 

Having said that, I actually have a copy of this course - and I see Preston’s added a few nifty bells and whistles.

FYI, it’ll probably sell out Wednesday sometime.

When he re-opens the doors, I believe he’ll have another few hundred (somewhere under a thousand) of them available.  The first batch sold out in 5-ish hours, so if you’re interested you might want to get on the early notification list thingy.

Also, since I have the original audios on my laptop, I went ahead and placed some sample audios below.  These are actual excerpts from the course, to give you a little better idea of what it’s like.

So for what it’s worth, here’s my quick, personal review…

Probates by Preston: The Good

• It’s a solid course, with solid education.
• The audios “rock” in my opinion and should be consumed first
• It’s not boring (think “dialogue” rather than “monologue”)
• In addition to the course audio and manual, you get some other cool stuff, like Preston’s super duper marketing letter, some candid Q&A, etc.
• It’s notably devoid of stuff you don’t need.
• It’s very reasonably priced at just under $300 (much less than most others out there)

Probates by Preston: The Bad

• Personally I think the manual should have been proof read a little better.  The education’s solid, and covers what you need it to.  But frankly there are some grammer mistakes I noticed.  Not a deal killer for most - but I’m kind of an English nerd and anal about such things.
• I also wish the manual had been in a 3 ring binder rather than spiral bound.  But I guess the spiral bound is a little cheaper to produce and fits on a shelf easier.

Probates by Preston: The Bottom Line

The fact is, doing probate deals isn’t rocket science.  I’ve done a number of them myself, using a similar model to Preston’s.

But as with anything, there’s always a learning curve, so why not take short cuts whenever you have the chance?

This course is a solid short cut to a great profit center. If you’re interested in learning how to profit from probate deals, then I’m very comfortable recommending it.

Yes, there are other courses out there, and I honestly I’ve seen a few of them, but not all.  But I know this one’s good for the money.

Stuff to help you figure it out…

When I go to Costco, I lovess me some free samples.  Often I’ll buy stuff only after I’ve had a taste test or three.
